HOUSE PERORMANCE INDEX - HPI by Bharat Homes
At Bharat Homes, we utilize a specific set of House Performance Indicators to objectively assess the effectiveness of our designs. These indicators allow us to evaluate key aspects such as livability, comfort, space efficiency, and cost efficiency. focusing on these metrics, we ensure that our homes not only meet but exceed your expectations in providing a superior living experience.
1. EFFECTIVE SQFT
It is the sum of the area used for different activities within a building compared to total area of the building.
Consider a 200 sq.ft space, if the space is only used as living room, the effective sqit remains as 200 sq.ft (effective sq.ft. multiple =1) .Whereas if the same 200sqft is shared for multiple activities like living, dining, and kitchen then the effective sq.ft becomes 300 sq.ft (effective sq.ft. multiple =1.5).
Shared activity spaces have a direct impact on the effective sq. ft of the building. You should look at increasing this if you are looking to reduce total costs without compromising on the functionalities.
If the value of the effective sq. ft ratio is > 1, then it means the spaces are effectively utilized and
if the value is = or less than 1 it shows there is not much value addition done effective utilization of spaces.

2. OPEN AREA RATIO
This is the ratio of total window opening area to the total area of the building. openings drive costs up. But they also make the building more liveable and reduce maintenance costs. You should be closely looking at this while trying to maximize the ventilation and daylight factors for best results.

3. WALL AREA RATIO
This is the ratio of total wall area constructed in a building both internal and external to the total area of the building.
This is an indicator which is used to determine enclosure within a building. The higher this ratio, the more space you lose in terms of walls. It also means higher cost per sqft. As it can be guesses, open plans have less wall area ratios.

4. UTILITY FACTOR
This indicator shows the utility of the building based on the average time spent by the occupant in each separate space within a day. This is a very effective tool to figure out how much spaces are you building that you don't use very regularly. The higher the utility factor, the smaller your budget for a given lifestyle.

OPTION 1 : The area allotted for living is more than that of the bedroom which is not in line with the desired time spent of occupant, reducing the utility factor when compared to option 2.

5. VENTILATION FACTOR
This is an indicator which shows how well the building is naturally ventilated. A well ventilated house can have a higher impact in cost saving during the life time of the building.

For the daylight factor to be calculated, all the areas where direct daylight reaches are marked and are compared with the total area of the building.

Almost all areas are naturally lit. Upto one dark shade surface won't make it too dark. Artificial lights usage rare during day. Have pleasant and readable spaces.
Bright, almost never need lamps during daytime
Almost all spaces brightly lit naturally. Can use even dark coloured surfaces, which result in decrease in avg light.No artificial lights needed for normal activities. Might need glare cutting devices for reability.
